Introducing Eastbrook Estates: Move-up Housing for Brooklyn Center

August 30th, 2019

Centra Homes will break ground this fall on a 30-unit single family housing development. It will be located west of Highway 252 near 69th avenue. The new construction homes will feature three to five bedrooms and up to 2400 square feet of living space.

A chance to add a new housing development to six-plus acres of undeveloped land is a luxury mature suburbs like Brooklyn Center rarely encounter.

So when city planners there solicited proposals for that very scenario on a plot near Highway 252, they knew they’d have to be selective, deliberate and picky. Converting the vacant, city-owned parcel into housing was the goal, but city planners found a variety of approaches submitted by builders. Ultimately selecting a partner for the project proved to be a simple one.

“When we read Centra’s proposal for 30 new homes, we saw that it aligned best with our goal to provide move-up housing options,” says Community Development Director Meg Beekman, “There just aren’t a lot of new construction, four-bedroom options for residents and we were excited about their approach to help close that gap.”

The Centra Homes proposal called for 26 two-story and four multi-level homes for the new development. City officials say that the plan struck the right balance of price point and amenities. It was quickly granted preliminary approval. Following that approval, Centra staff met with city planners to refine the plan. In late June the revised proposal was unanimously approved by the Brooklyn Center City Council.

Eastbrook Estates

The new development (dubbed Eastbrook Estates) will break ground this fall. Eastbrook Estates plans to offer homes for sale before the end of the year in the low to mid 300s.

In addition to the two styles, buyers at Eastbrook Estates will also have their choice of four different floor plans. Each will include three-car garages, up to five bedrooms and three bathrooms. The homes will also feature larger, more livable yards.

Developer and city officials alike see amenities like these as key to attracting growing families. Beekman says that an alignment of goals was key to finding a win-win plan for community and developer alike.

“Centra Homes has been excellent to work with. They’ve been transparent throughout the process, communicative, and flexible with adjustments– always working to align their interests with the city’s goals.”
