The Centra Homes Trade-Up Program
Simply put, when you’re ready to purchase a new Centra home, we will assist in the sale of your current home by buying your house at a mutually agreed upon price (equity in the home is required). We’ve designed this program to help you more seamlessly transition out of your current house and into a brand new home.

We will purchase the house “as-is” (restrictions may apply).
You won’t have to worry about juggling two mortgages or coordinating two transactions.

With your current house already under contract, you’ll be in a more favorable position to secure financing, and may even be able to get better terms for your new mortgage.
Move when you – and your new home – are ready. We can coordinate back-to-back closings for your existing house and your new home, so there’s no need to move twice or incur the added expense and inconvenience of living in an apartment or hotel and storing your belongings.
How It Works
Step 1: Contact us
Meet with a sales counselor and they will get you started with the process. Please note that at the time of purchase of your new Centra Home or first substantial contact with Centra you can not be under contract with another broker.
Step 2: House value assessment
We’ll meet with you to take a look at the house and assess it’s fair market value.
Step 3: Offer
We’ll present an offer to you, along with a detailed breakdown of costs and proceeds. An offer is valid for 7 days, and there is no cost and no obligation to accept it.
Step 4: House condition assessment
Once we have a signed agreement we’ll conduct a home condition assessment to determine what, if any, repairs need to be done on the home before it can be sold. You may choose to do the repairs yourself, or we will take care of them (requires a credit to cover the costs). If you opt for the latter, we will pass on our wholesale savings to you. Restrictions may apply.
Step 5: Closing
We will work with you to set a closing date that can accommodate your schedule.
What types of houses does Centra Homes purchase?
Single-family homes and townhomes.
How do I and my house qualify for your plans?
You must have equity in your home to qualify for this program.
Does someone come out to my house to make an assessment?
Can I be working with an outside brokerage?
Yes. If the home is listed on the MLS we would send the offer directly to the listing agent and work with that agent. Seller will still need to pay the listing agent a fee.
How does my mortgage get paid off?
After the contract is signed, an escrow account is opened. On your closing date, the payoff amount will be sent to your mortgage lender; the rest of the money will be wired to your bank account.
When do I need to move out of my house?
Once you have closed on your new Centra home. We understand that you may need a little extra time, so we are happy to offer a “late checkout”, giving you up to three days after the closing date to move out of your current house and into your new home.
What happens to my appliances when I move out?
They stay with the home unless noted in the contract.
